Over-improved for today's market.
N6825U, hangared in Reno, NV since 1984, high desert location, no corrosion, easy on engine.
5,619 Hours airframe time,
includes over 3,000 by me, no use as trainer except my IFR rating and recurrency.
500 hours on Lycoming Factory Remanufactured, Zero Timed Wide Deck O-360A1D. Original engine was narrow deck. New hoses, etc. ($32k job)
140 hours on new Hartzell prop, 2 blade. ($6k)

Two Terra Nav-Coms, both with glide slope. One is an all in one box type and the other is 3 pieces, nav, com and indicator separate. I have a spare Terra com radio.

Norm Smith "Aero Seal" tanks by Top Gun, Stockton, CA, only minor ooze now, ooze only on the top when the one tank if completely full. That may be reparable with Aeroseal during the next annual, pre-purchase.
Modified engine mount by Lake Aero, ends recurring AD.
No other recurring AD's. All existing AD's complied with.
New window cover snaps on.
New style shock biscuits. Tested, 7.2 gph at 12,500 ft and 140 kts.
Insured for $60,000, but I know market is lower. I believe upgrade of a run out engine aircraft would today cost about $20 K more than as insured, but will be glad to talk to arrive at a reasonable figure.
